What's required — the short guides
A new guide article is posted here on condodocs.shop once a week. There's no newsletter and nothing to subscribe to — just check back whenever you want the latest one. Florida and New York are covered now; Indiana, Texas, California, and Illinois follow — and packet buyers receive each new state section free as it publishes.

Florida board meeting notices: 48 hours, 7 days, or 14?
Post the notice 48 hours ahead, or mail it 7 days out — and stretch that to 14 days when the meeting takes up special assessments or changes to parcel-use rules. Annual member meetings need 14 days' notice. The packet's cheat sheet puts every deadline on one page so the board stops guessing.

There is no "New York HOA Act" — and that's the guide
New York has no single HOA statute. Incorporated HOAs run on the Not-for-Profit Corporation Law plus their own declaration and bylaws; condos sit under Real Property Law Article 9-B. Every NY guide in the packet says this up front, then works from the N-PCL — annual meetings, special meetings on 10% member demand, records inspection, and the fiduciary standard.

Fines & hearings: the $100 / $1,000 rule and the 14-day letter
A Florida fine runs $100 per violation, capped at $1,000 in aggregate unless your documents say otherwise — and no fine stands without at least 14 days' written notice and a hearing before a committee of three or more members who aren't officers, directors, or their household. The packet's letter ladder is built around exactly that sequence.

"Why did our dues go up?" — the explainer every board dreads writing
A ready-made newsletter item that walks owners through the three lines that actually moved — insurance, reserves, and contracts — with blanks for your numbers. Boards paste it into the newsletter instead of arguing it out at the pool gate. One of twelve newsletter items in the packet.
